Investor Corner
Real estate investing has been called a 'voluntary' financial strategy, where sometimes money has been set aside for the intended purpose of investing while other times it's money that can't afford to be lost. Terms like, 'Return On Investment' (ROI) and 'Positive Cash Flow' are critical to the savvy investor, because it's not about the comforts of "Home Sweet Home". The real question is: "Is it a wise, long-term investment?" We'll review your investment needs and help determine the level of risk you're comfortable with. Then we'll guide you through the investing process
HUD / Bank Foreclosures Foreclosure properties are unfortunately popping up all over the country in record numbers right now. It's a tough situation for the homeowner, who usually ends up losing their home and having to move out, because they couldn't make the monthly mortgage payment. In the meantime, the property sits vacant for several months to a year (with the utilities cut off) before it officially goes on the market through HUD, VA or a bank's REO department.
Probate / Estate Sales Are you looking for a property that you can just re-paint, carpet and put in a little bit of elbow grease and then call it your own or convert it to a rental property?......A property that isn't all torn up inside and out?......A property that doesn't need tens of thousands of dollars to be rehabbed? Often times, these properties can be diamonds in the rough, where the heirs to the estate just want to sell the property as quickly as possible.
Corporate-Owned Properties Would you like to receive a current inventory of corporate-owned properties, where the owner is a company, who's focus is on getting the property off their books as soon as possible?
Multi-Family Investments Investing in a 2, 3 or 4-family is a great way for a first time buyer to move into one of the units and rent out the others. You can have your tenants help pay your mortgage, while you gain experience in owning and maintaining a property. After you become seasoned, you may decide to invest in another property and start all over again by building your portfolio, like many successful investors have done.
Absentee Owner Program Are you living out of town? Has it been awhile since you've seen your investment property? Are you curious about its condition? Whether your property is occupied by tenants or is sitting vacant, we can help keep you aware of your property's condition by sending you an updated, exterior photo of your property.
Neighborhood Investment Values Are you curious about what the investment property values have been doing around your property? We can provide you with a list of recent sales of other investment properties that may help you decide if now is the time to sell or to hold on to your investment.
Investing Articles These property investing articles can help save you up to thousands of dollars and assist you in your property investment process.
